You Pay Only If We Improve Your Outcome
Our fee structure is the foundation of our guarantee. We charge a percentage of the improvement we achieve for you — and nothing else. If we do not improve your lease outcome relative to your starting point, you owe us zero.
This is not a marketing statement. It is the literal structure of every engagement we take. Our business survives only if we consistently produce better outcomes than property owners achieve on their own. We are fully motivated to do exactly that.
Beyond the performance guarantee, we make six additional commitments to every client — described below.
What We Promise Every Client
We Work for You Only
We represent property owners exclusively. We never work for carriers, tower companies, or lease acquisition firms. We never accept referral fees or commissions from any counterparty in a transaction we are involved with.
Honest Market Data, Not Flattery
We tell you what the market actually supports for your specific property — not what you want to hear. If your lease is already at market rate, we will tell you that and recommend you take no action. We never manufacture a negotiation opportunity that isn't real.
Complete Confidentiality
All client information — lease terms, property details, personal information, and the fact of our engagement — is treated as strictly confidential. We never share client information with third parties without explicit consent, and never use client situations as marketing material without permission.
Transparent Communication
We keep you informed at every stage of your negotiation. You will know what we are sending to counterparties, what they have responded, and what we recommend at each decision point. You are never kept in the dark about your own lease situation.
Timely Response Commitment
We respond to all client communications within 1 business day. Urgent situations — active MD7 letters, imminent lease deadlines, carrier-imposed time pressure — are treated as priority matters with same-day response when possible.
No Pressure, Ever
We never pressure clients to take action on a timeline that serves us rather than them. If the right time to negotiate is in 18 months when the lease approaches expiration, we will tell you that — even if we could start billing you today. Your long-term financial interests come first.
What These Commitments Mean Day to Day
These commitments shape every aspect of how we work. When we receive a client's free consultation request, we pull current market data before calling — because we will not tell a property owner their lease is below market unless we have the comparables to back it up. When we recommend not negotiating, we mean it, and we document why.
When we send a counteroffer to American Tower or MD7, we show the client the letter before sending it. When the carrier comes back with a counter, we explain what it means and what we recommend before responding. When a negotiation is complete, we send the client a written summary of what was achieved and how it compares to our initial benchmark.
We are not a "fire and forget" operation. You are involved in your negotiation. You make the final decision on every material choice. We advise; you decide.
A note on what we cannot guarantee: We cannot guarantee a specific dollar outcome, because that depends on the carrier, the market, and factors outside our control. What we can guarantee is honest advice, maximum professional effort, current market data, and a fee structure that ensures we have no reason to give you anything less than our best work on every engagement.
